Hotels - Sandown - Isle of Wight

Walsingham Planning achieved planning permission for a new Hotel inland of the Sandown Resort on the Isle of Wight in 2014, but with the demand for rooms is being so high, Premier Inn identified another site in the town, this time on the Seafront.

With a very confined, steeply sloping site and adjoining flats and houses in close proximity, it was necessary to co-ordinate the development team from the outset, to ensure that the scheme was conceived to be able to meet the Council noise and environmental requirements.

Difficulties regarding the servicing of a confined seafront site in the midst of traffic calming, limited visitor parking and with extremely heavy pedestrian flows required to be resolved before the application could be submitted.

Following pre-application consultations with the Council, Walsingham Planning was able to submit an application for the demolition and complete redevelopment of the former Carlton Hotel, which was approved under delegated powers inside of the 13 week statutory period.

Hotels - Sandown - Isle of Wight

Hotels - Thomas Hall - Exeter

Walsingham Planning secured planning permission and listed building consent for a high-end hotel and leisure redevelopment at Thomas Hall in Exeter. The house, which sits within landscaped gardens and parkland, was previously used as a student hall of residence from the 1930s but had fallen into disrepair in recent years after being used for general storage and the servicing of equipment.

The brief included the submission and negotiation of planning and listed building consent in order to allow development to proceed. The £12m project was a joint venture between the University of Exeter and Leander Developments Limited.

Conversion and extension of the 17th century building provided a large Hotel and Conference Centre providing 97 bedrooms, conference and restaurant facilities. The project, employing 85 people full-time, would provide a major boost to local tourism.

The Local Planning Authority initially resisted the proposals which required the sensitive extension of the existing Listed Building to secure a viable Hotel re-use. However, following very detailed negotiations with the Council and a number of amendments to the scheme the proposals for approved.

Hotels - Thomas Hall - Exeter

Hotel - Premier Inn Hotel and Restaurant - Berwick upon Tweed

Walsingham Planning has acted for Premier Inn Hotels Ltd for in excess of 30 years, and have obtained planning permission for numerous new hotels and restaurants across the Country in this time.

Planning permission was recently secured for a challenging scheme within the historic core of Berwick-upon-Tweed, adjacent the City Walls, comprising a 4.5 storey 60-bedroom hotel and associated restaurant/ bar.

The scheme involved redevelopment of a former cinema site within the Berwick-upon-Tweed Conservation Area, located close to a number of statutorily listed buildings in an area of significant archaeological potential.

Working closely with Officers at Northumberland County Council and the Project Architect, we resolved various complex technical issues and promoted a sensitive, high quality design for the site. The scheme involved significant consultation with local residents, community groups, the Conservation Area Advisory Panel and various statutory consultees, together with a pre-application presentation to the elected Members.

Building a strong and mutually respectful working relationship with Council Officers and Members was key to securing planning permission for the site and delivering a successful outcome for all parties.
