Leisure and Sport - Butlins - Bognor

Using a Planning Performance Agreement, carefully orchestrated pre-application consultations and calling on a wide range of specialist consultants and skills Walsingham Planning put together a planning application seeking a new Swimming Pool at Butlins Bognor Regis, which was welcomed and approved at Planning Committee with unanimous support.

Prior to being heard at Committee, we worked extensively to provide a public exhibition and pre-submission briefings for to explain how the proposals would benefit the Resort. Walsingham Planning coordinated a large consultant team to provide inputs on various technical matters, to ensure the application was robustly supported.

We were able to co-ordinate the team into dealing with all of the points of concern that arose during the application and, crucially, were able to keep the application to programme, so that work could commence as required in order to meet the requirements of the Resort to both gain a fantastic new facility and maintain the Resort as fully operational for guests during the construction phases.

Subsequently, Walsingham Planning have also been able to gain permission for associated works to provide new staff accommodation to replace that lost to deliver the new Swimming Pool.

Leisure and Sport - Bisham Abbey National Sports Centre

Walsingham Planning has secured planning permission for Sport England and Serco for sports lighting on the existing 3G artificial grass pitch at Bisham Abbey National Sports Centre.

Following a refusal of planning permission in 2015 for the sports lighting, Walsingham Planning was appointed to take a fresh look at the refusal and assess whether a reapplication would be worthwhile.

The site is a highly sensitive one. It includes the Grade 1 Listed Abbey building, a Scheduled Ancient Monument and is located within an Area of Special Landscape Importance, Conservation Area, Green Belt and within Flood Zone 3. The setting of the River Thames and residential amenity were also sensitive issues.

Walsingham Planning discovered an undersupply of 3G pitches in the local borough and appeal cases which supported the proposal. Public consultation was carried out and a much improved scheme including a needs assessment, retracting lighting columns with a lower maximum height, the latest LED lighting technology, reduced hours of use and a landscape restoration scheme was submitted.

The application was approved at committee against strong local opposition. However, the end result will provide sports lighting with limited impact on residential amenity and the surrounding historic assets. The development will bring significant benefits to the local community, creating supply where it is needed, as well as allowing site to maintain its status as a nationally important sporting centre.

Leisure and Sport - Bisham Abbey National Sports Centre

Leisure and Sport - Proposed Water Sports Centre – Chelford - Cheshire

Walsingham Planning is providing planning advice and acting as Lead Consultant in relation to the proposed delivery of a new Water Sports and Outdoor Activity Centre within a former quarry in Cheshire.

The proposals would see the norther lake transformed into the UK’s premier Cable Wakeboarding Course, as well as accommodating an Aerial Ropes course over water.

The southern lake will accommodate activities such as open water swimming, paddle boarding and kayaking.

The lakes will be served by a purpose built clubhouse which will accommodate changing facilities, a café, shop and internal and external viewing areas.

Extensive landscaping and new wildlife habitat is also proposed, as well as various measures to discourage the congregation of large birds such as geese and swans, given the proximity of Manchester Airport.

A decision regarding the proposals is expected in late 2017.
