Walsingham Planning wins Permission for Mixed Use Development on Former Chemical Works Site

 

Albion ChemicalsActing for developer Bluefield Land, Walsingham Planning co-ordinated an outline master plan application to win permission for the redevelopment of the former Albion Chemical Works and adjoining land at Moston. The 19 hectare site, which sits midway between Sandbach and Middlewich, was proposed for a wide range of uses including up to 375 dwellings, 12,000 sq.m of office development, 3,810 sq.m of general industrial, storage and distribution uses, a pub/hotel, a health club, local centre (retail) uses, and conversion of a listed farmhouse and farmyard for residential purposes.

 

 

Walsingham Planning advised Bluefield on the planning strategy for the site and has conducted negotiations with the Local Planning Authority, Cheshire East Council.

 

 

During the course of the application process numerous issues have been addressed, including impact on various protected species, remediation of the heavily contaminated site, highway impact, development on greenfield land and the provision of affordable housing.

 

Various additional planning documents were produced by Walsingham Planning during the course of the planning application, including a PPS4 Assessment and a detailed review of the Council’s 5 year housing land supply.

 

Cheshire East Council resolved to grant permission for the new mixed use development in April 2011.
