New Pub/Restaurant and Hotel for Camborne – Walsingham Planning secures new Gateway Development
In January 2011 Walsingham Planning secured full planning permission for Whitbread on an edge of town greenfield site first indicated for development in a 2008 draft Development Brief. The site is in a strategic location close to an A30 junction on the principle western access to the town and represented the opportunity to create a distinctive new gateway for Camborne.
The application required a Sequential Test to be completed together with Ecological reporting, Mines reporting and Archaeological geo-physical investigation in addition to the “usual” package of documents including detailed highways investigation. Walsingham Planning meet with the Town Council and were pleased to receive strong support for the scheme which was secured following a presentation to one of their meetings.
Design and presentation of a distinctive scheme interpreting the local vernacular in a contemporary style was essential to meet Cornwall and Town Council
aspirations for this gateway location. Creation of a horseshoe shaped form for the hotel with a very strong central feature together with a traditional farmhouse style for the pub/restaurant using local stone won widespread support. The scheme also includes the first electric car charging points in Camborne, improved parking provision for local residents, highway safety improvements with a new road crossing island and footways together with allowance for future road improvements.
Careful preparation of the submission meant that a decision was achieved within 3 months of the submission without the need for a legally binding s.106 Agreement.
Tired, hungry and thirsty travellers on the A30 will now have an extra place for a rest and refreshment attracting more people to stay in Camborne as well as serving the local community with a new facility and welcome new employment.
