Transforming the chances of success – Walsingham Planning using the system to provide residential sites
Walsingham Planning have experience in promoting land for development through the new planning regime, which will eventually replace Local Plans. We are actively engaged in monitoring and promoting development sites and seeking to influence policy in the evolving Local Development Documents.
Most recently, Walsingham Planning has acted on behalf of 3 landowners with c. 8 hectares of land to the north of Bracknell. The practice has acted on their behalf throughout the consultation process undertaken by the Council in preparing their LDF.
The LDF is made up of a number of documents including a Core Strategy, which sets out the Council’s vision, spatial strategy and core policies to guide future development in Bracknell.
In promoting our clients' site, the practice undertook detailed discussions with the Council and prepared a package of detailed work including a “sustainability appraisal” that successfully compared our own to the rival opportunities and emphasised the benefits of allocating our clients land.
Within the Core Strategy, the Council have adopted two areas within the Borough for urban extensions.
Following the representations made by Walsingham Planning and appearance at the Examination in Public, our clients’ site has now been included as a location for mixed use development including residential and employment. This transforms the development prospects from very low up to very good.
