From 2 to 11 – Walsingham Planning secure garden land residential development

 

Stanstead Road CaterhamActing on behalf of a small development Company, Walsingham Planning achieved planning permission for a residential development on garden land of 8 houses and 3 flats. The site comprised 2 bungalows and their gardens on the site for which a previous applicant had secured planning permission for 2 replacement houses.


Walsingham Planning were approached to act for Studio 29 to improve the development value with a more dense scheme. There were long pre-application discussions, but the ensuing application was eventually refused in the midst of significant objections from neighbours.


Walsingham advised against an appeal and that a negotiated scheme that minimised loss of value could be negotiated if flats were included in the scheme.


The revised scheme replaced some of the frontage houses with flats and made other alterations to the design, appearance and layout to address concerns that had been raised.


The application package included:

 

  • Detailed Design Access & Planning Statement
  • Tree Report
  • Archaeological desktop report
  • Landscape Design Statement
  • Tree Report
  • Detailed plans


As a tactical device the application was made in outline in order to give more flexibility if an appeal had been needed.


The officers recommended permission, and, having addressed all previous concerns, the Committee was left with no option but to grant permission.


This saved the costs, delays and uncertainties of the appeal process and achieved a scheme of equivalent value to that which have been refused.
