Never say die - Walsingham Planning secures planning permission for a New Lidl supermarket to regenerate an out of centre location (at the third attempt).

 

 

AlpertonWalsingham Planning recently secured planning permission for a new supermarket as part of a high quality mixed use development in Alperton, north London, on behalf of German discounter Lidl. Anchored by the Lidl supermarket, the development also provides offices and 55 flats, of which 50% will be affordable.

 

After two previous refusals for a supermarket on the site, Walsingham Planning persuaded the client to come up with more ambitious proposals to maximise the use of the site and create a landmark building ranging from one storey to 11 storeys in height. The proposed development makes virtue of the fact that Alperton is designated as a growth area within the London Borough of Brent’s Core Strategy, and the high quality development will help to regenerate this out of centre location.

 

Walsingham Planning produced a Retail Assessment in support of the planning application, which addressed previous sequential and retail impact reasons for refusal. Other issues in relation to the level of car parking and amenity space were also key in the determination of the application. Walsingham Planning were responsible for leading the development team through the planning process, which included entering into a Planning Performance Agreement with the Planning Authority, negotiations with the Greater London Authority and negotiations on a Section 106 Agreement.

 

After two previous refusals, the local planning authority voted unanimously to approve permission.
