Walsingham Planning are able to advise clients prior to their purchase of new sites, from individual shop units, to going concerns, to vacant buildings to undeveloped open land.
We have experience across the full range of types of opportunities and well understand that clients require firm advice on which to base their investment decisions. Clients may have well developed draft schemes or merely be seeking “in principle” advice – we can assist in either case. We will go on to make positive suggestions about how issues might be dealt with and how the chances of success can be enhanced.
An Acquisition Appraisal might involve:
-
Web based/Council records research
-
Site inspection, photographs
-
Meeting/discussions/correspondence with the planning authority
-
Assessment of related issues and parties needing to be consulted, e.g Environment Agency, English Heritage, English Nature, Highways Agency, County Highway Authority etc.
-
Detailed consideration of draft schemes
-
Conclusions and comments
-
Suggestions for any improvement to the scheme
-
Ways forward, programmes, timescales, advice on other expertise to become involved
Clients favour different reporting styles, timescale can be of the essence in an acquisition race and initial reports may only be verbal with written confirmation. Most clients prefer brief, clear reporting without long references to policy. Essentially most of them simply want to know....”if I buy this site, can I do what I want to do....if I can’t do that, how close can we get to it.....how soon can we get it?”. Our reports will provide just this type of advice. Most reports will include a % estimate for the chance of success.
Acquisition Appraisals are client-confidential, so specific examples cannot be shown on the website, but these have included:
-
Shop units for change of use
-
Office blocks for change of use
-
Residential garden land for housing development
-
Agricultural land for golf courses and other leisure developments
-
Vacant commercial land/buildings for demolition and redevelopment
-
Going concerns for extension or redevelopment
