Walsingham Planning have experience of dealing with many Listed Buildings, grades I, II and II* throughout mainland UK, we have also dealt with Ancient Monuments.


Listed Buildings/ArcheologyMany Councils take the, mistaken, stance that all works to LB’s require Listed Building Consent (LBC). This is far from the case and Walsingham Planning have advised numerous clients on specific proposals distinguishing between those works requiring LBC and those that do not – this can result in substantial time and cost savings.


Proposals involving Listed Buildings that require LBC need special justification referring to the potential impact on the special interest of the building and how this can be mitigated. We are able to prepare Heritage Asset Statements, the new style of report needed to accompany most LBC applications but occasionally even more specialist advice is needed, but there are other professional who we have worked alongside with whom arrangements can be made as necessary.


Detailed site inspection of properties at a preliminary stage will often be necessary for listed building projects but an early understanding of the constraints can save a great deal of potentially abortive work. Walsingham Planning can provide exactly this type of timely guidance prior to detailed design work.


Even at the earliest stages of consultation with Councils prior to an application it is necessary to have plausible, justifiable schemes based on a clear rationale and it is just this type of support Walsingham Planning can provide.


The cost of works and other financial factors can be relevant considerations in LBC cases; specially where permission is being sought for additional “enabling development” intended to fund restorations works to a listed building. Walsingham Planning are familiar with this process and can guide a project to successful conclusion assembling the necessary supporting information.


Walsingham Planning recently instructed our first archaeological geo-physical survey. This was easily arranged through specialist contractors and eliminated the need for more disruptive, expensive and time consuming field evaluation on a site where the presence of remains on a greenfield site was likely from desk top investigation. In the event nothing was found and it was accepted that there was not even need for a “watching brief" condition.


Other recent archaeological cases have involved the complications around the discovery of human remains (not recent) and at another site where paleoenvironmental analysis was required of samples taken in field evaluation.
